Devon data campus

The Devon data campus is Xlinks’ proposed AI data and energy storage development at Alverdiscott, North Devon. It would bring significant economic investment, skilled employment, and clean energy infrastructure to the region — a substantial opportunity for growth in the South West.

The campus comprises two separate planning proposals submitted to Torridge District Council: a large-scale, AI-optimised data centre, and an on-site battery energy storage facility to support it. Both have been brought forward with the same rigorous approach to community engagement and responsible development that Xlinks applies across its portfolio.

The development

The proposed data centre would deliver up to 1.5GW of AI-optimised compute capacity — among the largest of its kind in Europe — supported by an on-site battery energy storage facility of 1.8GW, which would provide grid balancing services and help underpin the long-term reliability of the campus.

It is designed to be a long-term anchor for digital infrastructure in the South West, serving the growing national demand for AI compute capacity while providing a stable, large-scale offtake for clean energy.

Investment in Devon

The campus would represent capital investment of £12.2–13.8 billion and is estimated to make an annual economic contribution of around £3.3–3.6 billion. It would support 2,000–3,500 jobs during construction and 600–1,200 permanent operational roles once complete.

Beyond direct employment, it would bring a community benefit package for local residents and organisations, skills and STEAM education programmes, and commitments to local supply chain engagement throughout construction and operation.

Public consultation
